Terms of Service

These Terms of Service (the “Terms”) govern your access to and use of theStrata (the “Service”), operated by theStrata (“we”, “us”, “our”). By creating an account or using the Service, you agree to these Terms. If you do not agree, please do not use the Service.

1. What theStrata is

theStrata is an independent online study resource that provides chapter lessons, flashcards, quizzes, and a practice mock exam to help you prepare for the British Columbia Strata Management Licensing exam. We are not a licensing body or a course provider. We do not administer the official licensing exam, and using the Service does not guarantee that you will pass any exam or obtain any licence.

theStrata is an independent third-party study resource. It is not affiliated with, endorsed by, sponsored by, or approved by the University of British Columbia (UBC), the UBC Sauder School of Business Real Estate Division, the British Columbia Financial Services Authority (BCFSA), or any official licensing or regulatory body.

2. Accounts

  • You must provide accurate information when registering and keep it up to date.
  • You are responsible for activity that happens under your account and for keeping your password secure.
  • Accounts are for a single individual. You may not share, sell, or transfer your account or access.
  • You must be old enough to form a binding contract in your jurisdiction to purchase a paid plan.

3. Plans, payments and access

  • Paid plans are a one-time payment in Canadian dollars (CAD). We do not auto-renew and we will not charge you again unless you make a new purchase.
  • Buying a plan adds its duration (for example, 30 days) on top of any access time you already have.
  • Payments are processed by our payment provider, Stripe. We do not store your full card details.
  • Prices and plan features may change, but changes will not affect access you have already paid for.

4. Refunds

5. Study material and accuracy

Our lessons, flashcards, and quiz questions are prepared to help you study. While we work to keep the material accurate and current, it is provided for study purposes only, may contain errors, and is not legal advice. Strata legislation and licensing requirements can change — always confirm the current rules with the official course materials and the relevant regulatory body before relying on them.

6. Acceptable use

You agree not to:

  • Copy, scrape, redistribute, resell, or publicly post our lessons, questions, or other content;
  • Share your account credentials or allow others to use your access;
  • Attempt to disrupt, reverse-engineer, or gain unauthorized access to the Service;
  • Use the Service for any unlawful purpose.

7. Intellectual property

All content on the Service — including lessons, questions, flashcards, and software — is owned by us or our licensors and is protected by law. We grant you a limited, personal, non-transferable licence to use the content for your own exam preparation only.

8. Disclaimers and limitation of liability

The Service is provided “as is” and “as available”, without warranties of any kind, whether express or implied. We do not warrant that the Service will be uninterrupted, error-free, or that it will help you pass your exam. To the maximum extent permitted by law, we will not be liable for any indirect, incidental, or consequential damages arising from your use of the Service. Our total liability for any claim is limited to the amount you paid us in the 12 months before the claim.

9. Termination

You may stop using the Service at any time. We may suspend or terminate access if you breach these Terms. Where access is terminated for a breach you caused, paid time is not refundable.

10. Changes to these Terms

We may update these Terms from time to time. When we do, we will revise the “Last updated” date above. Your continued use of the Service after changes take effect means you accept the revised Terms.

11. Governing law

These Terms are governed by the laws of the Province of British Columbia and the federal laws of Canada applicable therein, without regard to conflict-of-laws rules.
